Mold Damage

Mold following water intrusion, remediation costs, and coverage disputes.
01

When mold may be covered by homeowners insurance

Mold coverage depends on the policy and the circumstances that produced the moisture. A mold problem associated with a potentially covered event raises different questions from a condition unrelated to that event. Review endorsements, exclusions, and any special limits. Finding mold does not by itself establish either coverage or the amount payable.

02

Mold caused by a covered water loss

When mold is discovered after a water loss, document the sequence of events: the water source, discovery, drying work, and later findings. Reports should explain the relationship between the moisture and affected materials. A covered water event does not necessarily mean every mold-related expense is covered without limits or conditions.

03

Mold remediation and testing

Assessment and remediation proposals should identify affected areas, proposed containment or removal work, and the basis for the recommendations. Retain testing results when testing is performed, photographs, and itemized invoices. Ask appropriate professionals about the work needed for the property, and keep the coverage discussion separate from assumptions about health effects.

04

Coverage limits and exclusions

Some policies contain specific mold limits or exclusions that differ from the broader building coverage. The declarations page alone may not show the full picture; endorsements and definitions can matter. Ask the insurer to identify the terms it is relying on and explain how those terms affect the claimed expenses.

05

Denied mold claims

A denial may turn on the alleged source or duration of moisture, an exclusion, or missing information. Review the explanation together with the water-loss records and remediation findings. Hatfield can help identify the unresolved factual and policy questions. A disagreement should be addressed with supporting records rather than an assumption that mold is always covered.

06

Proving the source of the mold

Tracing the moisture source can involve plumbing inspections, roof findings, moisture mapping, and a record of previous repairs. Keep dated reports that explain the professional’s observations and any limitations. Document reasonable steps taken to address continuing moisture. Clear evidence of the source helps distinguish the reported event from other potential causes.
